Moving in

Before or on your move-in day, there are a series of steps you should take to ensure your home and your rights are protected.

Setting up utilities

The first step is to take out home insurance. Home insurance covers damage to the rental property as well as to neighbouring properties. You will need to provide proof of insurance when moving in and on an annual basis thereafter.

You must also set up any utilities that you pay for directly, such as electricity and, in some cases, gas. In France, the most common energy companies are EDF, ENGIE, Total Direct Energie, and ENI. Water is often part of the utilities included in the rental charges (i.e., for apartments and subdivided houses).

During off-peak times (e.g., at night), the cost of electricity is cheaper.

Other important utilities include internet access and phone services. There are several companies in France (e.g., Orange, SFR, Free, or Bouygues Telecom) that furnish both. Figure out what your specific needs are in advance so you can choose the best option. Once you are settled in, make sure to share your new address with anyone who might need it. Put your name on your mailbox.

Rent receipts

Rent is usually paid at the beginning of the month. Your lessor is required to provide a monthly rent receipt at no additional charge. The receipt shows what you are paying for rent and rental charges. It is important to regularly check these figures.
